Finding the Real Entry Point
Water does not fall straight down inside a roof assembly. It runs along the top of the decking, follows a rafter or a truss chord, drips onto insulation, and surfaces on the ceiling several feet from where it entered. Chasing the stain instead of the source is why so many roofs get patched twice. We start on the roof and work the likely candidates in order: pipe boots, step and counter flashing at walls and chimneys, valleys, ridge and hip caps, nail pops through the shingle field, exposed fasteners, and low slope transitions. Where access allows we check the attic side for daylight, staining on the decking, and the direction the water is traveling.
Common Repairs
Cracked rubber pipe boots are probably the single most common leak source on a metro roof, and replacing them is quick and inexpensive. Wind-lifted or creased shingles get replaced and sealed. Step flashing that was face-nailed or caulked instead of woven into the courses gets corrected. Valley metal that has rusted through or was installed with fasteners in the water path gets redone. Ridge caps torn off in a straight line wind event get replaced. Where a previous repair was done with a bucket of roof cement smeared over the problem, that has to come off before anything can actually be fixed, because sealant over a bad detail hides it rather than solving it.
Storm Damage and Insurance Situations
After a hail or wind event, damage is often more extensive than what you can see from the ground. We will get on the roof, document what is there with photos, and tell you plainly whether we are looking at spot repairs or something that involves your insurance carrier. We do not overstate damage to sell a roof, and we will say directly when a roof looks fine. If you are filing a claim, having a written scope and photos before the adjuster comes is useful, and we can provide that. Emergency tarping to stop active water intrusion can usually be handled quickly while a longer term plan gets sorted.
Interior Repairs After the Leak Is Stopped
The advantage of a general contractor doing the roof repair is that the ceiling gets fixed too. Once the roof is watertight and the cavity has dried, the stained or damaged drywall gets cut out and replaced, the ceiling texture gets matched, a stain blocking primer goes down so nothing ghosts back through, and the ceiling gets repainted. Wet insulation gets replaced rather than left to compress and mold.
