Tear-Off Versus Layover
A layover, meaning new shingles installed over the existing layer, is cheaper on paper and it is almost always the wrong choice. It hides decking problems, it adds weight, it makes flashing details worse rather than better, it shortens the life of the new shingles by trapping heat, and it makes the next replacement more expensive. A full tear-off lets us see and repair the decking, install fresh underlayment across the whole roof, and redo every flashing detail properly. We quote tear-off as the default and will explain exactly what you would be giving up if you asked for anything else.
Decking, Underlayment and Flashing
Once the old roof is off, the decking gets inspected panel by panel and anything soft, delaminated or rotted gets replaced, which is why a decking allowance belongs in the written estimate rather than showing up as a surprise. Then comes the layered system: ice and water membrane in valleys and around penetrations, underlayment across the field, drip edge at eaves and rakes, new pipe boots, new step and counter flashing at walls and chimneys, and valley treatment appropriate to the roof. Reusing old flashing to save money is a false economy, because flashing is where roofs leak and it is buried under the new shingles for the next couple of decades.
Shingles and Ventilation for This Climate
Architectural laminate shingles are the standard choice in the metro. Impact resistant shingles carry a higher class rating for hail and may qualify for a premium discount with some insurance carriers, which is worth asking your agent about given how often central Oklahoma gets hit. Ventilation gets addressed at the same time: balanced intake at the soffit and exhaust at the ridge keeps the attic cooler in summer, protects the shingles from cooking from underneath, and is often part of the manufacturer warranty requirements.
