Lighting is one of the highest impact and least expensive changes in a remodel. Swapping a single center fixture for a layout of recessed cans changes how a whole room feels. Pendants over an island, undercabinet lighting that puts light on the counter instead of on your shoulders, dimmers on the main living areas, and a proper vanity light at face height in a bathroom are all straightforward upgrades. In a room that is getting new drywall or a ceiling opened up anyway, adding lighting costs far less than it will after the walls are closed, so it is worth deciding during planning rather than after.

Outlets, Switches and Circuits

Older metro homes routinely run short on receptacles, and the fix is adding them rather than living on extension cords and power strips. Kitchen and bathroom remodels involve circuit work: countertop receptacles, dedicated circuits for appliances, and ground fault and arc fault protection where it is required. Outdated two-prong receptacles, painted-over outlets, loose devices and switches that no longer control anything all get sorted during a remodel. Where a panel is full or a circuit is already loaded, we say so instead of adding one more thing to it and hoping.

Ceiling fans need a fan-rated box and a solid connection to framing, since a standard light box is not built to carry a rotating load and will eventually work loose. On a covered patio, fixtures, fans and receptacles have to be rated for damp or wet locations, which is a detail interior-grade parts do not satisfy.

    When a job needs a licensed plumber or electrician, that portion is handled by someone who holds the license, and it is coordinated as part of your project instead of being handed back to you to arrange.

  • Permits and inspection handled as part of the plan

    Where work is permitted and inspected, that is built into the schedule up front. Unpermitted work is a problem that surfaces later, usually when you try to sell.

  • The surrounding work is ours

    Opening and closing walls, drywall, texture, tile, paint, and putting the room back together is exactly what we do, and it is usually the larger part of the job.
