Solid Versus Engineered Wood
Solid hardwood is one piece of wood all the way through, so it can be sanded and refinished many times and it is the traditional choice over a wood subfloor. It also moves the most with humidity, which matters in a climate that swings from a humid Oklahoma summer to a dry heated winter. Engineered wood has a real wood wear layer over a dimensionally stable plywood core, so it moves less, tolerates a concrete slab better, and can be installed as a floating, glued or nailed floor. On slab-on-grade houses, which is most of the metro, engineered is usually the more sensible product, and a thick wear layer can still be refinished.
Acclimation and Moisture Control
Wood flooring has to reach equilibrium with the house before it is installed. That means delivering it into the conditioned space, with the heat or air running at normal living temperature, and leaving it there long enough for the moisture content to stabilize. Skipping acclimation is why floors gap in winter or cup and buckle in summer. On concrete we test slab moisture and use the appropriate vapor retarder, because concrete releases moisture for a long time and wood sitting on a wet slab will cup from below. In crawl space houses, the ground cover and ventilation under the floor matter just as much as anything we do on top of it.
Installation and Layout
Layout starts with finding the straightest and most visible line in the space, usually the longest wall or the main sightline, and setting the starter row dead straight off a snapped line rather than off a wall that is not. Boards are racked from several cartons at once so color and grain variation distributes naturally instead of grouping into a stripe. End joints get staggered well apart. Solid wood is blind nailed at the correct spacing, engineered is nailed, glued or floated per the product. Expansion space is left at every wall and vertical obstruction and then hidden by base and shoe.
Sanding, Finishing and Refinishing
Site-finished floors are sanded through progressive grits, edged, buffed and then finished, which produces a smooth continuous surface with no bevels collecting dirt and lets you pick any stain color. Prefinished floors arrive with a factory cured finish, install faster and can be walked on immediately, with micro-bevels between boards. Refinishing an existing floor follows the same sanding sequence and is often the best value in an older metro home, since a tired floor under carpet is frequently in far better shape than homeowners expect. Dust containment, proper cure time and keeping pets off the finish while it hardens are all part of the plan we set with you.

What goes wrong under a floor

The subfloor gets checked and fixed first
Soft spots, squeaks, water damage, and high or low areas do not go away under new flooring, they telegraph through it. We find them before anything is laid and tell you what the repair costs before we proceed.
Flat, within tolerance
Plank and tile both have flatness requirements. Laid over a floor that is out of tolerance, plank flexes at the seams and tile cracks or ends up with lippage. Where a floor needs leveling, it gets leveled.
Moisture handled on slabs
Concrete gives off moisture, and it will ruin a floor from underneath. Slab installs get the underlayment and moisture barrier the material calls for.
Transitions, trim, and expansion done properly
Floating floors need room to move at the walls or they buckle. Transitions between rooms and materials get real trim rather than a strip of filler, and quarter round goes back so the edges look finished.
