Substrate, Deflection and Crack Isolation

Tile does not bend. Over a wood framed floor, the joist system has to be stiff enough that the floor does not deflect underfoot, or the grout cracks first and the tile follows. Where deflection is borderline we add an uncoupling or crack isolation membrane, which lets small substrate movement happen without transferring into the tile. Over a slab, existing cracks get treated with the same kind of membrane rather than tiled straight over, which matters in the metro where clay soil movement puts hairline cracks in a lot of slabs. Flatness gets corrected before setting, since large-format tile amplifies every dip into visible lippage.

Layout That Respects the Room

We dry-lay the floor before setting so the cuts land where they are least visible and full tiles land at the doorway and the main sightline. In a rectangular room that usually means centering the field so the cuts at opposing walls are equal rather than starting flush at one wall and ending with a sliver at the other. Wood-look plank tile gets a modest offset rather than a half-lap, because long planks are slightly bowed and a half-lap forces lippage in the middle of each plank. Diagonal and herringbone layouts cost more labor because of the cut count, and we will price them honestly rather than talking you out of them.

Setting, Coverage and Movement Joints

Mortar coverage under the tile is the part nobody sees and the reason tiles come loose years later. Large-format tile gets back buttered and set with a notch sized for the tile so the coverage is full rather than five dabs at the corners. Tiles get checked as they go for lippage, with leveling systems used where the format calls for it. Perimeter movement joints get left at walls and cabinets and hidden under base, and interior movement joints get placed on large fields and at changes in substrate, because tile expands and contracts and a floor with no room to move will tent.

Grout, Sealing and Transitions

Grout joint width is chosen for the tile format and its edge, since rectified large-format tile can take a tight joint while a pressed ceramic needs a wider one to absorb size variation. Given how hard the water is across much of the metro, a stain resistant or high performance grout in kitchens and entries is worth the small upcharge, and cementitious grout gets sealed. Transitions between tile and carpet or vinyl are set flush enough not to catch a toe, and door bottoms get trimmed for the added height. Base and shoe go back after the floor is done so the perimeter joint stays free to move.

What goes wrong under a floor

Most flooring complaints are not about the flooring. They are about the surface it went down on and the prep that got skipped to hit a price.

  • The subfloor gets checked and fixed first

    Soft spots, squeaks, water damage, and high or low areas do not go away under new flooring, they telegraph through it. We find them before anything is laid and tell you what the repair costs before we proceed.

  • Flat, within tolerance

    Plank and tile both have flatness requirements. Laid over a floor that is out of tolerance, plank flexes at the seams and tile cracks or ends up with lippage. Where a floor needs leveling, it gets leveled.

  • Moisture handled on slabs

    Concrete gives off moisture, and it will ruin a floor from underneath. Slab installs get the underlayment and moisture barrier the material calls for.

  • Transitions, trim, and expansion done properly

    Floating floors need room to move at the walls or they buckle. Transitions between rooms and materials get real trim rather than a strip of filler, and quarter round goes back so the edges look finished.
